We took a risk. Yesterday evening, funding had happened, there was nothing else we could find that'd keep us from closing this morning, so we called the flooring contractor to say "go" today and went over to the new place and spent until late into the night tearing out floor boards and that faux paneling in the living room. This morning the red oak floors are being sanded down, Charlene's arranging the kitchen, and we got notice that it's closed. I don't know how long it'll continue to be up there, but the house depicted at http://10missiondr.com/ is officially the bank's in our name, and already radically not like those pictures.
Now we have to figure out how to put up new floor boards so that we can easily pull 'em out when we go to rework the walls. Bonus if that lets us do a wood grain finish without exposed nail heads.

So it's a day(s) later, hopefully the pit in your stomach from getting incredibly in debt has mellowed, you have a little "space" that is Charlene and yours (and the banks), to do with as you will, even if it's silly, "trivial" or nothing at all.
Feel good? I hope so.

Congratulations!
There are life changing events, and owning your own home is one of them. The privacy of not sharing a wall with a stranger is inestimable. The ability to change the house to fit your own desires and needs is glorious.

The other two main advantages of owning a home is that you have an endless excuse to buy more tools. You also have a place to put them -- for a while anyway.

Mark, the floors are nailed down, 3/8" solid white oak with a 5/8" baseboard gap.
M, yeah, I was fixing a gutter yesterday and had the wavering between "I can duct tape this, or...", it felt really good to feel motivated to go find the exact right solution. Feels a little more scary to look at a few of the flaws and think "oh crap, where's that budget coming from?"
But, yeah, the problem now is limiting ourselves to tools that we know we'll use more than once, and reminding ourselves that the rental place exists for a reason.
